Buying a property with a pool? A standard house survey won’t cover the pool in any useful detail. Equipment condition, pipework integrity and shell structure all require specialist assessment — and problems that aren’t identified before you exchange can cost thousands to put right afterwards.
Standard RICS surveys don’t cover swimming pools, hot tubs or swim spas
A standard Level 2 or Level 3 RICS homebuyer or building survey is carried out by a general chartered surveyor. While it covers the fabric of the building, it does not include specialist assessment of swimming pools, outdoor swim spas or hot tubs. These are typically noted as outside the scope of the survey — meaning you can exchange contracts with no independent knowledge of what the pool equipment is worth, what condition it’s in, or what it would cost to repair or replace.
Pool equipment failures — pumps, heaters, control systems, liners and structural leaks — can run into several thousand pounds. An independent specialist survey gives you the technical detail your RICS surveyor cannot, and a written report you can use in purchase negotiations.

Pump, filter, heating system, valves, pipework and controls — condition, age and likely replacement timescales assessed.

Visual inspection of the shell, walls, floor, coping, tiling, grout and liner where accessible.

Please note: Where a pool is full of water, structural inspection of the shell is limited to what is visible above and at the waterline. A drained pool allows a more thorough assessment. Any limitations on the day will be clearly noted in the report.
